Roadway Updates 2025 & Additional Information:

The TMLOA Board identified in June 2025 the roads all over Thunder Mountain need more than the yearly regular maintenance improvements. The roads are used more now, over the past five years, than ever before. This is due to the additional active owners and larger traffic volume.

In an effort to stay ahead of the road deterioration, in addition to the yearly ongoing road maintenance, consistent yearly expenses, improvement expenses, and trying to keep the annual dues at $175 , the board is proposing an assessment. The road assessment will be paid over the next three years, assessed yearly, 2025, 2026, and 2027, in the amount of $300, per year, in addition to the annual dues.

On September 5, 2025, a group of five volunteer owners and five board members met as a “Road Team” closed group to review road bids submitted in response to a road bid invitation request sent out by the TMLOA Board. After reviewing all bids, the Road Team selected one bid. Two owner volunteers of the Road Team are working together to finalize the contract for final review and signing.

The road maintenance assessment is $300, per year. The first year will be collected prior to the end of 2025, with the second year assessed in 2026, and third year assessed in 2027. The yearly road assessment will have a separate due date, with the annual dues remaining payable by June 1. After 2027, the association will review future needs.

The road assessment is not considered an ongoing annual expense, but a three year road maintenance assessment need. The three year road assessment will assist in getting ahead of the regular ongoing yearly road maintenance completed each year and will help keep the annual dues at $175.

A Special Meeting for owners will be held October 11, 2025, at 11:00am, at the shed at the main entrance gate. At the meeting, the road bid and details of the road work to be done will be shared. The road work will not start until April 2026. The main purpose of the special meeting is to vote “In Favor” or “Against” a three year road assessment for the following three years, 2025, 2026, and 2027, a road assessment separate from the annual dues. Voting will follow the Bylaws outlined in Article IV, Section 4 of Bylaws and 05/31/2025 (1 of 2) amendment. Notification of Special Meeting to be emailed and mailed to owners, posted on the TMLOA website, and posted on the “Unofficial” Facebook Group with reference to the TMLOA website.

The Board is asking that any questions be emailed, prior to the meeting, to tmloa.treasurer@gmail.com . This will allow the board to organize the questions and be prepared to answer them at the meeting for everyone and not just those on the “Unofficial” Facebook Group.

TMLOA Common Areas are for all members who want to hike, horse ride, or just enjoy the view. No motorized vehicles, hunting, camp fires, or wood cutting is allowed in the common areas.

Road

Be careful at all times, especially during the holiday weekends when there is extra traffic. Speed limit is 20 mph unless posted as 15 mph. Be aware of weather and travel accordingly as well.
